Move-In/Move-Out Inspections of Your San Francisco Apartment: Why Are They Important??

Every time a new resident moves into an apartment building managed by Lightner Property Group, we do a move-in inspection, and every time a resident moves out, we do a move-out inspection. If you are a new renter, you may wonder why property managers and owners do these inspections (well, you may think of a few reasons, but we’re here to tell you about the TRUE reasoning behind these inspections ;)).
- Move-In Inspection: The move-in inspection is done to determine any damage and/or wear done to the apartment so YOU are not charged for it when you move out.
- Move-Out Inspection: The move-out inspection is to determine any wear or damage done to the apartment during your residency in order to determine if any money will be taken out of your security deposit to repair the apartment.
Some property management companies or owners will simply provide you with a sheet of paper to complete and return. As a best practice and to protect our residents and any possible disagreement about the state of the apartment, our property or resident managers are always present during the move-in and move-out inspections. We walk the unit with the resident and document our findings together.
We also use a carbon-less multi-page form so the resident can always get a copy at the time of move-in for their own personal records. At the time of move-out, the resident can reference this copy to minimize any disagreements regarding the condition of the unit.
Below are a couple things that we go over with the resident at the time of move-in so they know that their unit is up to par before they start the move-in process:
- Show that all keys work
- Turn on water faucets
- Flush the toilets
- Turn on and off the lights
Any problems found during this walk-through that were not repaired in between tenancies will be documented so it can be repaired in a timely manner.
At the end of the move-in and move-out inspection, we request that if everything checks out that the resident writes in their own handwriting, “The unit is in clean and acceptable condition.”

It does not follow that because we do not subsidize smoking, we should not regulate unhealthy activities. Costs and savings are not the only variable. The fact that obesity creates costs is merely an additional reason to regulate it, not the only one. The main reason is its danger to an individual.
