| We are delighted to introduce our products to the San Francisco and California markets for the first time. We add additional residential rental forms for purchase on a regular basis. Here for the first time, you can purchase Lightner Property Group forms, have your data entered for you, and a completed PDF document will be emailed to you for signing within days of your purchase. Our web visitors are invited to inspect our forms at our offices during normal business hours. You need only call to make an appointment with Jason at (415) 267-2900 extension 12. Unfortunately we cannot allow you to inspect the form by shipping or sending it to you in advance, as we have no way to protect our document(s) from illegal copying. We hope you understand and apologize for the inconvenience. ____________________________________________________ WARNING: Please remember, the best lease is a lease that has been custom crafted for your property by an attorney who has experience in the area in which your property is located. However, few people are willing to pay the cost associated with such a document. More often than not, standardized forms are adequate. We believe our forms are the next best solution, but they are NOT custom forms and may not provide adequate protection under all circumstances. As with any standardized one-size fits all document, our document will not take into account the specific quirks of your property or circumstances. Furthermore, if you fail to properly read and understand our document, you may inadvertently violate the lease or rental agreement, creating problems which we have not anticipated or drafted solutions to protect you. Finally, our document has NOT been repeatedly tested or interpreted in Court. ____________________________________________________ CUSTOM WORK: If you have specific issues it is possible for us to craft a Custom Addendum for your property or to edit the current document. Custom work is done at the discounted rate of $250 per hour with a one hour minimum payable in advance. PAYMENT OPTIONS: You may now pay for your purchase(s) with the convenience of credit cards! Personal checks and PO's are available only for existing and current customers with an established payment history and are not available for purchases made from our web site store. Currently we accept AMERICAN EXPRESS, DISCOVER, VISA and MASTERCARD. REFUND/EXCHANGE POLICY: All purchases are final and there are no store refunds, credits or exchanges. Therefore we strongly recommend that you make your purchases carefully. _____________________________________________________ DELIVERY TIMES: Once your credit card purchase is approved, our system will determine if your product is a form that needs information from you in order to complete it, or if it is a product that can be shipped to you without additional information. If we need information from you, our server will email a form specific questionnaire to you to determine how your form should be completed. If you have ordered more than one form, you will receive more than one questionnaire to complete and return. Once it is returned to us, a trained staff member will complete your form(s), convert it/them to PDF file(s) and forward it/them to you for printing and signing by your new resident. Completed PDF forms will be emailed to you generally within 2 to 3 business days of your return of the questionnaire, NOT from the date of your purchase. However, we ask that you place your order early enough that a 5 business day delivery time is acceptable to you in the event there is a problem with your order. Rush orders cannot always be accommodated. DELIVERY OPTIONS: Form purchases may be emailed to you, some can be downloaded immediately, and some you may pick-up from our offices. We are located between 2nd Street and New Montgomery Street. There is ample parking in the area, both street metered parking and garage parking. However, our pricing strategy is based upon a streamlined system wherein we obtain your essential lease information via email alone. Because we do not build in to our pricing any contact time with our purchasers, all telephone calls regarding custom lease drafting issues or questions regarding procedures or legal issues will be billed at the rate of $125 per hour for regular staff time and $250 per hour for senior staff time, with a quarter hour minimum, billed in quarter hour increments. This service charge is payable in advance at the commencement of the telephone call and will be automatically billed to your credit card. _____________________________________________________ The Legal Stuff - please read!
