data entered and a completed document emailed to you for signing.

Our forms are the result of more than 22 years of residential leasing and management
experience. We have taken our experience as rental housing providers, our knowledge as
attorneys and our understanding as business leaders to develop a state of the art residential
rental agreement. We believe the result is a lease agreement that covers more issues than
anything else on the market today. It is flexible and inclusive. The lease is regularly modified as
the law changes and court case decisions are issued (not less than two times per year). We
update our document regularly to mold it into a premier residential lease document available
exclusively for Lightner Property Group customers. Regular updating is one of the core reasons
that our document is only available in electronic form and not available on paper.

HOW IT WORKS: Once your credit card purchase is approved, some forms can be downloaded
immediately. If you have purchased a single use license of the lease form or one of the three
license agreements, our system will email a Pinion protected version of the form. Install the
Pinion Reader, unprotect the form, complete it with your data and print it out.

To open and print the documents, in addition to Adobe Acrobat you will need the FREE
converter program (PINION SOFTWARE RECEIVER) as well as many other locations, or directly
from Pinion Software, the vendor, HERE.

You will also need MS WORD or the WORD Reader as well as a PDF reader.

Your purchased Lightner Property Group, Inc., document will be available to you to open for at
least 30 days from the date of purchase. After 30 days, the file will become stale and will shred
when you try to open it. If you have not completed your documents before the lock time, you will
need to purchase another copy of the document. There is no code we can provide you to unlock
the document once it has locked due to time expiration. Depending upon the complexity and
length of the document, you will have anywhere from 10 to 60 minutes to work with your
document. You may open and close the document as many times as you like, but overall you will
have a limited amount of time to work with, complete and print your document. We recommend
that you NOT open the document until you are ready to prepare your lease or addendum.

Our documents automatically expire on June 30 and December 31 of each year. Our regular
update release dates for documents are June 1 and December 1 of each year. Automatic
expiration and predetermined shredding dates protect our customers from using stale and
outdated documents and forms. On the predetermined expiration date, our files automatically
shred. Therefore, do not make your purchase until you are ready to use the document.
